SHUMWAY RANCH

Shumway Ranch consists of approximately 321 acres located 10 miles north of Show Low Arizona, just east of Arizona Highway 77. Shumway is a community of irrigated properties located on Silver Creek. The property lies in a secluded valley with the creek running thru the middle of it. Silver Creek is spring fed, flows year round and irrigates a portion of the property. Paved local roads abut the property on three sides.

This beautiful ranch is an isolated island of irrigated meadows and trees. At the same time, it is close to a state highway and major services in the Show Low / Pinetop area including the new regional hospital. It is unique in the area and ideal for a ranch or family retreat.

Approximately 175 acres of the property, which is not irrigated, is located on a relatively flat mesa that overlooks the valley. The 175-acre property has paved road frontage with water available to the site. APS power lines along the north side of the 173 acres serve a subdivision to the east and may have capacity to serve the 175 acre site. This property is suitable for development and can be purchased separately from the main ranch.

IMPROVEMENTS

The main house was built in 1990 and is of quality construction.  The home features 5 bedrooms, 4 bathrooms and a basement with separate access and cooking facilities.  The property also includes a private gate, attached two car garage, large mature trees and irrigated grass around the immediate yard.

The managers house is 1,513 square feet built in 1973.  In addition, there are two barns on the property of 1,472 and 657 square feet.

WATER

Approximately 56 acres are flood irrigated directly from Silver Creek through the Silver Creek Irrigation District.  All of the irrigation ditches are underground.  Water from the irrigation district is normally available from April 1st thru September 30.  In addition to the flood irrigated area, an additional 12 acres are sprinklered through two wells registered with irrigation designations.    Included in the 12 acres is a pond, located above the level of the creek, that is filled by well and can be used for recreation.  The area of irrigation is approximate, has not been surveyed and was calculated from an aerial image.

Silver Creek Irrigation District has over 2,300 acres under irrigation and has been around since the later 1800’s. The Silver Creek Irrigation District utilizes two (2) ditches to serve this property, East and West Shumway Ditches.  The property has 28 shares from the West Ditch and 1 Share = 1.25 Hours.  From the East Ditch, the property has 22.5 shares and 1 Share = 7 Hours.  The cycle for the East Ditch is 12 Days 4 Hours while the cycle for the West Ditch is 12 Days 18 Hours.  Contact the listing office for more information on irrigation.

The property is currently zoned RU-1 in Navajo County.  2018 property taxes were $2,883 with an agricultural exemption.

USES

The current owners lease the irrigated ground and use the principal residence as a second home.  The ground lease could be continued or a different use established.  The ranch manager is willing to stay with the property.  The land on the mesa above the ranch is suitable for development as larger parcels with the parcels along the edge of the mesa commanding a premium due to views.  The property could easily be split as it has extensive paved road frontage on three sides.
